THE BUYER acknowledges that it is their responsibility to 
carry out all verifications they deem necessary with the 
competent authorities, including notably the MRC, the 
municipality, and the Ministry of the Environment, with 
respect to the intended use of the property, including but 
not limited to the presence of servitudes, zoning 
regulations, the possibility of construction, development, 
or any project they wish to undertake on said lot. THE 
SELLER and THE BROKER make no representations or warranties 
in this regard and disclaim all liability as to the 
feasibility of any project mentioned or contemplated by the 
Buyer.
